These terms

These terms are an agreement between you and Serviti AI (OPC) Private Limited (“Serviti AI”, “we”), registered at LIG Plot No. 267, Nallagandla HUDA, Gachibowli, Serilingampally, Hyderabad 500019, Telangana, India, for your use of Tenowa at tenowa.app and app.tenowa.app. By creating an account or using Tenowa you accept them. If you use Tenowa for a business, you accept them for that business.

What Tenowa is

Tenowa is a record-keeping tool for landlords and property managers: rent, tenants, leases, utility charges, building expenses and reminders. It records rent; it does not collect, hold or move money, and it is not a payment service, a bank or an escrow.

Figures Tenowa works out, such as balances, rent increases and meter charges, and the free calculators on this website, are for convenience. Check anything that matters, and Tenowa is not legal, tax or accounting advice.

Your account

• You must be 18 or over, and give your real name and an email address you control.
• You sign in with a code sent to that email. Keep your email account secure: anyone who can read it can sign in as you.
• An owner decides who else can see a workspace, and can add or remove property managers and tenant logins at any time.

What you are responsible for

• The records you enter, and that you are allowed to record them. If you record information about tenants, you are responsible for having a lawful reason to do so under India’s Digital Personal Data Protection Act, 2023, and for telling tenants that you keep their records in Tenowa.
• The reminder emails Tenowa sends to your tenants on your behalf, which you can turn off in Settings, and any messages you send from the drafts it prepares.
• Complying with the law that applies to you as a landlord, including rent, tenancy and tax law.

Acceptable use

Do not use Tenowa to break the law, to harass anyone, to store information you have no right to hold, to send spam, to try to reach other people’s workspaces or our systems without permission, to overload or disrupt the service, or to copy or resell it.

Trial, plans and payment

• Each new workspace is free for 3 months. After that the plan is ₹99 a month or ₹999 a year in India, or $9 a month or $99 a year elsewhere. Taxes, where they apply, are shown before you pay. One plan covers unlimited properties and tenants.
• Nothing is charged automatically. You choose a plan and pay as we tell you; your plan starts when your current trial or plan ends, so paying early loses no days.
• If a trial or plan ends without renewal, your workspace becomes read-only: you can still sign in, see and export everything, but not record anything new. Nothing is deleted.
• Cancelling stops the next renewal; the period already paid for runs to its end. Payments are not refunded for unused time, except where the law requires it or we agree otherwise.
• We may change prices for future periods, and will tell owners by email at least 30 days before.

Your data

Your records belong to you. We use them only to provide Tenowa, as described in our privacy policy. You can export your ledger, reports and expenses as CSV at any time, and download your files.

To close your workspace and delete its records, write to support@tenowa.app.

Availability and changes

We work to keep Tenowa available and your records safe, but we do not promise it will be uninterrupted or error-free, and we may change or improve features. If we ever stop offering Tenowa, we will give owners at least 30 days’ notice to export their records.

Suspension and ending

You can stop using Tenowa at any time. We may suspend or close a workspace that breaks these terms or the law, puts others at risk, or is used to abuse the service; where we can, we will tell you first and let you export your records.

Liability

Tenowa is provided “as is”. To the extent the law allows, Serviti AI is not liable for indirect or consequential losses, lost rent or profits, or decisions made on the basis of Tenowa’s records or calculations, and our total liability to you for any claim is limited to the amount you paid us for Tenowa in the 12 months before it. Nothing in these terms limits liability that cannot be limited by law.

Law and disputes

These terms are governed by the laws of India. Disputes are subject to the courts at Hyderabad, Telangana. Before going to court, write to us and we will try to resolve it.

Changes to these terms

We may update these terms. We will change the date at the top and tell owners by email before a change that affects them takes effect; using Tenowa after that means you accept the new terms.
